Stone steps lead from a parking area to the main house, which, together with the master bedroom cottage and swimming pool terraces, form the central feature of the estate. Main Level (1,285 sf)
The central living quarters of the main house form the central feature of the estate and are designed to enjoy the panoramic views. The building comprises three levels: the lower guest bedrooms, main living area and upper living area. Access to the building from the car park to the rear is on two levels with the lower entrance leading to the main living area. Steps lead from here to the pool terrace, down to the lower bedrooms and onto the two guest cottages. The upper entrance foyer accesses the upper living area and a path leading to the master bedroom suite. Constructed in 1980 of concrete and rendered concrete block under exposed timber beam roof covered with Brazilian hardwood shingles. Mexican Saltillo tiles are used for the floors in the main house, master bedroom and guest cottage # 1.
Open plan living and dining area with a double height ceiling level to maximise the feeling of space. Open bays to the front of the living area offer north-westerly views towards Jost van Dyke and St. Thomas in the US Virgin Islands. Electrically operated mahogany roller shutters enclose the bays for security and protection against the weather. The unique architectural design of the main house is enhanced by large boulders forming an integral part of the room.
A fully fitted kitchen is adjacent to the main living area and is accessed from the dining area. The kitchen is equipped with fitted units and centre island, commercial size stove, refrigerator and freezer. Ceramic tile countertops.
A full bathroom/cloak room with WC, shower, and basin with tiled vanity unit is also located on this level and is adjacent to the lower entrance.
Upper Level (511 sf)
Stairs lead to the upper level entrance foyer where a small bridge connects the foyer to the gallery situated on top of the central kitchen core.
This informal living area is located above the kitchen and overlooks the living and dining areas. It is currently used as a media/entertainment room.
Lower Level (746 sf)
Situated beneath the main living area, this spacious suite is independently accessed from the lower deck area adjacent to the pool terrace. It includes bedroom, bathroom, and an additional bedroom with living area
The striking feature of this guest bedroom (13' x 13') is a large boulder forming one wall. It is an example of how the natural features of the site have been successfully incorporated into the architecture. French doors open onto the deck area and the stunning panoramic views.

MASTER BEDROOM COTTAGE 674 sf
Located to the south of the main living area and of similar construction, the master bedroom cottage is accessed from the upper level of the main house via a path finished in local stone. The building mirrors the architectural design and detail of the main house and consists of master bedroom, upper living area, bathroom and walk-in closet. The central split level room (236 sf) comprises a bedroom on the lower level with sliding glass doors opening onto a balcony with timber steps down to the swimming pool. The upper level has been designed as a study area with built-in desk. The bathroom suite (210 sf) comprises toilet, bathroom and closets. The bathroom contains twin basin set in vanity units and sunken bath.
GUEST COTTAGE #1 879 sf
This two story guest cottage/caretaker's cottage is located approximately 100 feet to the north of the main living area and of similar construction. Access is via a beautiful stone finished path to the rear of the building which comprises a full bedroom suite and kitchenette together with a laundry and store room. The upper level consists of an open plan bedroom, living area and kitchenette with ensuite bathroom. Sliding glass doors lead to a private timber balcony. A laundry/store room with independent access is also located at this level.
GUEST COTTAGES #2 and #3 619 sf each
The most recent additions to the estate, these two delightful cottages were built in 1991. Identical in size and design, the two cottages each offer a core bedroom with walk around covered balcony, bathroom with sunken shower area and dress room. They boast marble floors, mahogany window and door frames, Brazilian hardwood decking and cathedral ceilings with exposed timber beams under clay tiled roof. The bathrooms have marbled surfaces throughout with double sinks and sunken shower area.
POOLS AND TERRACES
Forming a central feature of the residence, the swimming pool has been constructed on two levels which are connected by a waterfall and waterslide with large boulders incorporated into the design between the two levels. Both the pool and terraces take advantage of the views along the north coast of Tortola to St. Thomas and Jost van Dyke. The pool is accessed from the main house with terraces at each pool level. The partially covered upper terrace has steps leading to the mid-terrace level which also accesses the lower bedroom suite. An enclosed bar area is located at the west end of the terrace. A temperature controlled wine cellar (209 sf) extending under upper level terrace is also accessed from the mid terrace. Steps lead down from here to the lower terrace which provides an ideal area for lounging and entertaining.
The land surrounding the residence has been attractively landscaped with terraces, stone finished steps and pathways connecting the various buildings.
The original paths from the main house to master bedroom, guest cottage # 1 and car park are all stone finished with stone walls. The steps connecting the main house to guest cottages 2 & 3 are coral stone finished with concrete walls. Mature trees remain throughout the developed area to retain privacy and shade.
The existing development has taken place in the south east area of the estate with the northern and lower elevations of the property (approx. 3.75 acres, remaining undeveloped. This area remains essentially untouched, with lush vegetation as well as the large boulders which characterize the developed part of the estate.
